Converting Office Space to Mixed-Use Residential

77 Water Street

The project is aimed at using deconstruction methods to convert an unused office tower into a residential building with a secondary program. The site is 77 Water Street, an international-style building in the financial district which was built in 1969. Through our precedent studies, we confirmed that the current floor plate would not be adequate for the proposed programs. Therefore, we made strategic cuts to the structure and facade in order to create a massing that would be suitable for both our public park and apartment units. In terms of our secondary program, we wanted there to be a way to attract people back to the financial district and in-person work in general through a vertical public park and hiking trail. The trail features three different large chunks where people can stop at. We hope to be able to use a public-private partnership between the city government and local companies to fund our project.
